What it carries

What Keyring takes off your desk.

Tenant messages triaged

Sorted by what the tenancy says, not by who shouted loudest — and never by a legal position it invented.

Contractors dispatched

Briefed with the issue, the access arrangement and the window, so nobody rings back for the door code.

Renewals and inspections

Nothing lapses. Dates tracked, paperwork drafted ahead of time, actions given an owner.

Landlords informed

One clear note per event, with the cost already worked out, written in your voice.

A Tuesday, delegated · Property manager

From morning rush to evening wrap.

You don't manage the agent. You delegate, and it reports back — with every tool call on the record.

You

Flat 4 has no hot water. Handle it.

  1. Checked Flat 4. Tenancy active, boiler last serviced in March by Harding.
  2. Read the tenancy record. Loss of hot water is an emergency on those terms, same-day attendance.
  3. Access is on file: the tenant works from home and will admit with an hour's notice.
  4. Briefed Harding and asked them to confirm a window this afternoon.
  5. Drafted the tenant update and the landlord note, and left both for you.
Drafted

Harding briefed for this afternoon, pending their confirmation. Tenant update and landlord note drafted — both waiting on you.

Done, and logged

Tenant update and landlord note sent on your OK. Logged against the property file, with the landlord's $400 standing authority noted against the repair.

Questions

The things people ask about Keyring.

Does it work with my property-management software?

Not yet. Keyring connects to Follow Up Boss, Google Calendar, Gmail and Drive today — it does not read a property-management or accounting platform. Tenancy details come from the record you keep and from you. More integrations are on the way, prioritized by what members actually use, so tell us your stack during onboarding.

How does it decide what is urgent?

From the tenancy and your own priority rules, read off the property record — not from a legal category it worked out itself. Loss of heating or hot water, water ingress and anything about safety go to the top; a chipped tile does not become urgent because it was reported angrily. If the record does not say, it asks you rather than deciding.

Does it know the law where I operate?

No, and it is built not to pretend. It never states a repair category, a statutory response time, a notice period, a deposit rule, or what a landlord or tenant is entitled to — not even when a tenant asserts one at it. Where a timeframe or an obligation belongs in a message, it is your wording from the tenancy agreement or your own advice. Anything needing a legal answer comes back to you.

Will it let a contractor into a property?

No. It briefs the contractor with the access arrangement you have on file and tells the tenant who is coming and when — it never instructs anyone to enter, never implies a tenant agreed to access they have not, and never commits a tenant to a window without asking you first.

How does it handle arrears?

Carefully. An arrears reminder states the balance, the period and how to pay, in plain language — no threats, no mention of eviction, court, bailiffs or credit files, and no deadline you did not give. If the tenant has already explained a difficulty, that comes to you rather than into a template: an arrangement is your decision, not a draft.

What does the fee math cover?

The management statement. Give it the rent and your percentage (or a flat fee), a tenant-find fee as a percentage of the annual rent or a flat figure, a renewal fee, maintenance at cost with your markup where your agreement allows one, and any line items like inventory or certificates — and it returns the charges, the discount and tax if you apply them, the total, and the landlord’s net for the period. It never sets a fee, and it never touches client money.

Can I cancel anytime?

Yes. Cancel from the dashboard, no questions asked. Your data exports on request — full activity log, every saved note, every draft.
